Springfield Partner Brad Martin closed a significant transaction in Springfield, Massachusetts, on October 30th. Brad was hired to represent the Springfield Rescue Mission in 2013. This 100-year old drug and rehabilitation facility occupied two very old buildings in the south end of Springfield, MA, which were assessed at under $500,000. The buildings just happened to be located in the middle of the footprint for the new MGM casino project in that area of the city. Brad negotiated a deal whereby MGM agreed to purchase another significantly larger property, renovate it completely, and then exchange it for the existing Mission facility. After a contentious three-year process, the closing finally took place on October 30, 2015. The result is that the Mission now has a newly renovated 30,000 s/f state of the art facility that was purchased and renovated by MGM at a cost in excess of $12 millon. In addition, as a result of Brad’s negotiation, MGM also gave the Mission a six-figure check at closing.
